Our farm is organized into seven production units with separate teams on each. Five 400 hectare productive units, a main nursery and micro-grafting center and our post-harvesting processing center, as well as our new industrial processing center. This fosters overlapping skill development and training, while encouraging friendly “production and quality” competition.

OUR FARM
La Rosita farm encompasses an area of approximately 3,500 hectares featuring 2,893,678 planted cacao trees and plants. Within this landscape, we have dedicated 150 hectares to the cultivation of Robusta coffee, and we have responsibly set aside an expansive natural reserve spanning 770.14 hectares.
To optimize the health and productivity of our cacao plantation, we have installed a network of 295km of farm roads and 460 kilometers of drainage channels, preventing water puddling, ensuring optimal growing conditions and disease mitigation for our cacao crops. The size of the plantation provides optimal economies of scale along with the need for innovation at all operational levels. The production of micro-grafted cocoa plants is carried out in our permanent nursery with 1.50 hectares under sun shade cover and a production capacity of 1,500,000 plants per year.

Cacao Oro recently purchased an additional 64 hectares of land near the town of Las Brenas, that is approximately 1 kilometer from the main road leading to the east coast port of Puerto Cabezas. This new land has been partitioned with 14 hectares being developed as the site for our new 6,795 square meter steel building and adjoining structures that will hold our custom fermentation and drying facilities. This building is near completion, along with a smaller office building adjacent to the main structure. The remaining 50 hectares have been planted with cacao and coffee.
The center includes connection to the national power grid with three phase 480 Volt service, climate controlled covered storage, truck docking and access area, and high-speed internet connection to support required technology. This new center reduces the distance to the port of Puerto Cabezas from 140 kilometers to 100 kilometers on a road that is currently being paved which further eases our export logistics.
Plant Genetics
Cacao Oro operates a proprietary clonal garden that maintains 19 distinct cocoa varieties to provide genetic feedstock to the large scale operation to test yield, flavor, disease/pest resistance, etc. We plant specialized varietals that include some with a Costa Rican Catie influence, with fine flavor and strong production attributes.
State-of-the-Art Technology
Cacao Oro has concentrated on new agricultural innovation, farm technology, and equipment innovation, all of which are required by the farm’s operational scale. We have designed an industrial-capacity cocoa bean fermentation center with specialized mechanical dryers, and we use state-of-the-art sorting and packaging equipment, all designed to control our product quality.
IDEAL LOGISTICS
The operations are located in areas with access to quality multilane paved roads to ensure that the physical output can be readily transported to ports on both the Eastern and Western coasts of Nicaragua.

Our dedication to delivering the finest cocoa extends to genetic selection, where we meticulously maintain and select from 19 cacao varietals to achieve the desired flavor characteristics and high quality consistency. To streamline our operations, we employ customized field management software systems, enabling precise crop tracking, labor assignments, and field input guidance while facilitating comprehensive managerial reporting.
Furthermore, we leverage mechanization with cutting-edge technologies, including the distribution of the Pelle Bongo harvesting tool, bean size and density sorters, and high-volume dryer systems. These innovations underscore our commitment to delivering high quality cocoa products efficiently and sustainably.
